What's included

Hard water staining is mineral buildup — mostly calcium and lime — bonded to the surface of the glass. It doesn't respond to standard window cleaning, so we treat it as a separate step:

  • A dedicated mineral-deposit treatment to break down the hard water film, followed by careful mechanical work on stubborn spots — without abrasives that scratch or etch the glass.
  • A full standard window cleaning afterward, so the glass isn't just de-mineralized — it's actually clean and streak-free.
  • An honest assessment before we start — some staining is surface mineral deposit and comes off completely; heavier, long-term buildup can etch into the glass itself and may only partially improve. We'll tell you which one you're dealing with.

Why it happens here

Southern Utah's water is naturally mineral-rich. Combine that with sprinklers that clip windows on their way past — a few seconds of overspray, day after day — and hard water spots build up fast, especially on ground-floor and lower windows near landscaping.

How to tell it's hard water, not just dirt

White or cloudy spotting

A hazy, whitish film that doesn't wipe away with glass cleaner, often in a scattered spray pattern.

Ring-shaped mineral deposits

Small circular rings or crusty rings where individual water droplets dried in place.

Worse near sprinklers

Staining concentrated on windows facing the yard or closest to a sprinkler head's spray radius.

Feels rough to the touch

Run a finger across the glass — hard water deposits usually have a slightly gritty, textured feel, unlike dust or grime.
